The land plot is located within the boundaries of the water protection area (WPA) of the Black Sea on the territory of the Republic of Crimea (Saki municipal district) (register number LPCUT 90:11-6.41). In accordance with Article 65 of the Water Code of the Russian Federation No. 74-FZ dated June 03, 2006, the following is prohibited within the boundaries of water protection areas:
1) use of wastewater in order to regulate the soil fertility;
2) placement of cemeteries, cattle burial grounds, facilities for disposal of production and consumption waste, chemical, explosive, toxic, poisonous and harmful substances, radioactive waste disposal sites;
3) implementation of aerial pest control measures;
4) movement and parking of vehicles (except special vehicles), with the exception of their movement on the roads or parking on the roads and in specially equipped areas with hard coating;
5) placement of gas stations, warehouses for fuels and lubricants (except for the cases when gas stations, warehouses for fuels and lubricants are located in the territories of ports, shipbuilding and repair organizations, inland waterways infrastructure, subject to compliance with the requirements of the legislation in the field of environmental protection and of the present Code), service stations used for the maintenance and repair of vehicles, car wash stations;
6) placement of specialized storage units for pesticides and agrochemicals, use of pesticides and agrochemicals;
7) discharge of wastewater, including drainage;
8) exploration and extraction of commonly occurring mineral resources (except for the cases when the exploration and extraction of commonly occurring mineral resources are carried out by the users of subsurface resources engaged in the exploration and production of other types of mineral resources within the boundaries provided to them in accordance with the legislation of the Russian Federation on subsurface resources of mining allotments and (or) geological allotments based on the approved technical project in accordance with Article 19.1 of Law of the Russian Federation of February 21, 1992, No. 2395-1 "On Subsurface Resources").
Design, construction, reconstruction, commissioning, operation of economic and other facilities shall be allowed within the boundaries of the water protection area, provided that such facilities are equipped with structures that ensure the protection of water bodies from water pollution, contamination and depletion in accordance with the water legislation and the legislation in the field of environmental protection. In accordance with Articles 5, 6, 65 (cl. 13) of the Water Code of the Russian Federation dated June 3, 2006 No. 74-FZ, the width of the water protection area (WPA) of the Black Sea on the territory of the Republic of Crimea (Saki municipal district) is 500 meters.
In accordance with the Rules for Land Use and Development of the Novofyodorovskoye Rural Settlement, in relation to the territorial zone R-1 (within which the plot is located), the conditions for coordinating the architectural and urban development appearance of the CCF apply.
